Adelaide house prices keep booming but there’s still places to buy under the median price within 10km of the CBD, as well as in the hills and along the coast.Latest realestate.com.au data shows Adelaide’s median house price has reached $565,000, up 9.7 per cent for the December quarter and 15.3 per cent over all of 2021.If you don’t want to stray too far from the centre of town and your budget stretches to that metro median, then inner-northern Devon Park is worth a look.For more affordable suburbs a bit further out, but within the 10km ring, there’s plenty of options in the northwest including Woodville Gardens, Ferryden Park, Athol Park and Angle Park.To the southwest there’s the likes of Ascot Park and Clovelly Park, and Gilles Plains and Hillcrest to the northeast.Coastal options are mostly well south of the city, while your cheapest bets in the hills are Woodside and Lobethal. Mount Barker also remains well under the metro median.While there are still affordable options close to the city, REA Group economic research director Cameron Kusher said many buyers would have to look further afield, but that was no longer an issue for many people.“The proximity to CBD is not as important as it used to be just because people have flexibility to work from home more than they used to a couple of years ago,” he said.Ray White Adelaide CBD’s Chris Xu pointed to many options below the median within 20km of the CBD in the northeast suburbs, including Greenwith, Tea Tree Gully and Modbury.“They offer good facilities and are ideal for both first-home buyers as well as families,” Mr Xu said. Rising house prices led Rajesh and Monika Kumar to explore Adelaide’s outer suburbs. The couple bought a three-bedroom house in Greenwith last year.“Looking at the market, we realised that house prices would only rise further, so there was a sense of urgency to buy,” Mrs Kumar said.“We were keen to have a family home that was spacious and close to nature. Greenwith suited our budget as well.”The REA data shows that of a total of 138 suburbs across Adelaide metro that offer houses below the current median house price, 75 are in the northern suburbs, making them a magnet for buyers seeking maximum bang for their buck.Houses in Elizabeth South were the cheapest at $210,000, though prices here have gone up by 26.5 per cent in the last year.Harcourts Sergeant Salisbury’s selling agent Jayne Tozer said the demand for houses in northern suburbs such Salisbury North (median $308,500) had boomed since homebuyers were priced out in other areas.“It’s not as far out as people think it is.
